Happy Hours in Shaw

1. 1905 Restaurant – Happy Hour Sunday through Wednesday from 5:30 to 7pm featuring half Price Wine By the Bottle.

2. Corduroy – Weekday happy hour specials from 5 to 7pm.

3. DC9 – Happy Hour is every day from 5 to 8pm featuring $2.50 Bud & Bud Light bottles, $3.00 rail cocktails, $3.00 beer special of the week, and half price appetizers

4. EFN Lounge and Motley Bar - Happy hours every weekday from 5 to 9pm featuring two for one drinks and $5 pitchers.

5. Nellie's Sports Bar – "Beat The Clock" Happy Hour Monday through Friday: All bottles, Miller Light, or House Vodka Drinks are $1 from 5 to 6pm, $2 from 6 to 7pm, and $3 from 7 to 8pm.

6. Old Dominion Brewhouse - Weekday happy hour from 4 to 7pm featuring $3.25 sixteen ounce beers, $3.99 twenty ounce beers and half price on appetizers.

7. Veranda– Weekday happy hour from 5 to 7pm featuring $4 wine, $3.50 rail drinks, $3 select beers, and all other beer $1 off.

8. Vegetate – Vegetate's happy hour features over 10 wines by the glass at half price, along with a great selection of seasonal cocktails and beer specials. There are also food specials with half price items from their bites menu. Happy hour on Tuesdays is from 6 to 9:30pm and features music by DJ Dredd. Happy hour on Wednesdays through Thursdays are from 6 to 8pm.

Developments in Shaw [Updated 2/5/07]

The following is a list of planned, under construction and recently completed developments in Shaw. This is not a comprehensive list, though I hope one day it will be. I will add to and revise as I receive more information:

1. The Whitman located at 910 M Street, Northwest. 11 story condo building located a block from the Mt. Vernon Square/Convention Center Metro developed by Faison. Unique and beautiful architecture, high end finishes and steps from the metro.

Status: Still partially under construction but many residents have moved in. Some units still available; call 202-682-5955 for information.

2. The O Street Market Development/Redevelopment bounded by 9th St., P St., 7th St., and O St. . When completed, the O Street Market development/redevelopment will add an undetermined amount of residential units--including market rate condominiums, town homes, and a senior living facility and including some below market housing for seniors--a renovated O Street Market housing a 65,000-square-foot Giant Food Store, office space and some smaller retail space, underground parking for about 800 cars and ample loading docks for the grocery store. The development will also open up 8th Street to vehicular traffic again between O and P Streets. The developer is Washington-based Roadside Development LLC.

Status: The Advisory Neighborhood Commission 2C approved the project on December 6, 2006. Permits are expected to be drawn for construction to begin in late 2007. Construction is expected to last at least 18 months.

3. Broadcast Center One project at 7th and S Streets. This project is expected to do for Shaw what Discovery Networks did for downtown Silver Spring by bringing Radio One back to D.C. Ultimately this $120+ million project will bring 76,000 sq. ft. of commercial space, 202 residential units (including 25% affordable and workforce housing), 21,000 sq. ft. of local retail space (including 10% below-market retail space), and a 250 space below-grade parking garage to the Shaw/Howard University metro stop.

Status: The ground-breaking is expected for March 2007 and the projected completion date is September 2009.

4. The Exchange located at 1301-1309 9th Street. The Exchange is a mixed-use (retail/residential) development by Douglas Development Corporation. The project will incorporate the facades of some of Shaw’s oldest buildings. This project will feature 25 residential units and 6,815 sq. ft. of retail space. The location of this project—-across from the convention center and at a major intersection in the Shaw neighborhood-—makes it a key development project in Shaw.

Status: Under construction. Delivery in Spring 2008 .

5. Marion Street Flats located at 1637 & 1639 Marion St. 4 two-bedroom luxury condominium units.

6. The Marion at 1512 Marion Street. As reported by Metro Urban Diary, this 15-unit condo is being developed by Georgetown-based MCN Corporation. The condo conversion will redevelop the shell of what is now a 3-story ‘50’s apartment building. Prices will range from the mid to upper $100k’s for studios, and mid to upper $200k’s for a 1-bedroom condo, with two 1-bedroom units offering “private” gardens and parking available on site. The Marion is said to have an “architecturally contemporary” – but largely unmodified – exterior, with interior spaces offering granite counter tops, GE Ranges, dishwashers, microwave/ranges with hoods, double glazed energy-efficient windows, and maple, oak or cherry bathroom vanities with cultured marble counters and sinks.

Status: Sales by Domus Realty are now underway (contact them at 202.332.2000). Delivery is expected within a few months.

7. The Monique located at 5th and R Streets. This twelve unit condominiums building offers high end finishes with a choice of 1 and 2 bedroom flats or two-level, 2 bedroom penthouses.

Status: Construction nearing completion as of 1/4/07. Contact the Urban Land Company at 202.320.9976 with inquiries.

8. The Leonardo located at the corner of 9th and R. No further information known at this time.

9. The Flats at Blagden Alley This boutique condominium building is planned for 917 M Street. The building is being developed by Walnut Street Development.

Status: When I contacted Walnut Street Development recently to find out the delivery schedule for the 9th and M Building, I was told that WSD is still formulating plans and that a delivery schedule for that project is not yet available. There is speculation that the building might be built as apartments instead of as condominiums.

10. 1212 9th Street. This boutique condominium building with retail on the first floor is planned for 1212 9th Street. The building is being developed by Walnut Street Development.

Status: When I contacted Walnut Street Development recently to find out the delivery schedule for the 1212 9th Street Building, I was told that WSD is still formulating plans and that a delivery schedule for that project is not yet available. There is speculation that the building might be built without a residential component.

11. The New Convention Center Hotel located at 901 Massachusetts Avenue. Initial plans for this $550,000,000 project include a 1,434-room hotel with 100,000 sq. ft. of meeting and ballroom space and 40,000 sq. ft. of retail space in the 900 block of Massachusetts Avenue. There will also be approximately 600 new parking spaces. There is also scheduled to be 50,000 sq. ft. of meeting space and ballroom expansion space for the Convention Center.

Status: Property acquisition ongoing. Construction on the 1,400+ room hotel at Massachusetts and Ninth is expected to start in 2008.

12. Parcel 42 located at 7th Street & Rhode Island Avenue. Parcel 42 will be a mixed development across from the Shaw/Howard University Metrorail station and across from the Broadcast Center One development. It will bring 92 apartments (including some offered at below-market rental rates), 7,500 sq. ft. of retail space and 75 parking spaces. The RLA Revitalization Corporation (RLARC), a subsidiary of the National Capital Revitalization Corporation (NCRC) will facilitate the development. NCRC is a publicly chartered development company charged with spurring economic development throughout neighborhoods of the District of Columbia.

Status: Groundbreaking anticipated in June 2007 with a delivery date of December 2008.

13. The Danielle Condominiums at 440 Rhode Island Avenue. Existing buildings on the site are to be razed to make way for a handsome, all-new building with twenty 2BR, 2BA units, an elevator and parking for ten cars.

Convenient on weekdays to downtown locations from Capitol Hill to K Street to the south, and on weekends to shopping and entertainment centers along U Street, 14th Street and Logan Circle to the north and west.

14. Warrenton Plaza at 1547 7th Street. This will be a new mixed use project incorporating the arts and crafts building from the early 1900s at the corner of 7th and Q. The project will include over nine residential units plus retail space and was announced in April 2006. According to the Warrenton Group's Website, Warrenton Plaza will feature “rooftop decks, industrial kitchens, exposed ducts, concrete floors and counters.” The website states that the project is waiting Board of Zoning approval. The architect for the project, Bonstra Haresign, has designed several recognizable, impressive projects in D.C., such as Q14.
